THE GAOU BENAT ESTATE - A natural setting in the Var region
Published on 13 February 2026
Nestled in Bormes-les-Mimosas on the Var coastline, Gaou Bénat is a place apart.
Between turquoise sea, wooded hills and villas discreetly integrated into the vegetation, this private estate is often described as one of the most beautiful preserved sites on the French Riviera.

Located opposite the islands of Port-Cros and Le Levant, Gaou Bénat covers more than 160 hectares of Mediterranean nature. Stone pines, cork oaks and fragrant scrubland make up a typical southern landscape, where the sea seems omnipresent.
The estate, created in the 1960s, was designed as an environmentally friendly residential area.
Construction is strictly regulated in order to preserve the architectural harmony and natural beauty of the site.
A private and protected estate:
Gaou Bénat is a private residential estate, accessible only to its residents and their guests. This unique feature contributes to its peaceful and exclusive atmosphere.
The villas, often contemporary or Provençal-inspired, are integrated into the natural slope of the land. Urban planning rules are strict, setting a benchmark for architecture schools: height limited according to the natural terrain, Bormes stone, flat roofs, preserved vegetation. The objective is clear: to preserve the balance between habitat and nature.

The estate has access to several coves and beaches, including a private beach reserved for residents. The water is particularly clear, ideal for swimming, snorkelling or simply enjoying the peace and quiet.
There is also a mini-market, a restaurant and several tennis courts, ensuring the tranquillity and privacy of residents.
As you can see, Gaou Bénat attracts a clientele seeking serenity rather than socialising. Far from the hustle and bustle of Saint-Tropez (only 30 minutes away) or Cannes, it embodies a different vision of luxury: one of silence, space and nature.
A rare art of living on the French Riviera…
